Renovation quotes: how do I compare what I am being offered?

Two quotes are comparable only when they cover the same work, products and finishes. Before checking the totals, look for preparation, removal, waste disposal and exclusions. Missing information needs clarification; it does not mean the work is included. Ask for those details in writing.

Before you start

  • Check that both quotes cover the same work.
  • Ask about missing items instead of assuming they are included.
  • Compare the arrangements for working in your home as well as the price.

Do these quotes really include the same work?

Go through the work you requested and tick off what each company has included. Look for removing the old fittings, taking away waste, preparing walls or floors, and the plumbing, electrics and decoration you need. A line saying ‘complete renovation’ leaves too much unanswered.

For example, one quote may include removing tiles and preparing the wall, while another mentions only fitting new tiles. Ask who will do the missing work and what it will cost. Write ‘not specified’ beside anything you are waiting to have confirmed in writing.

How can I tell which materials are included?

Look for a product name, reference or clearly stated amount allowed for each main item. Two taps or shower screens can look alike and still be different products. Ask who orders them, who checks that they fit, and what happens to the price if you change your choice.

If you buy the fittings yourself, agree who brings them in, where they will be stored and who checks the delivery. Ask what happens if a tap arrives damaged or a part is missing when the installer needs it.

How do I put the offers side by side?

Copy the answers into this table. If something is missing, leave ‘to clarify’ until the company answers. The aim is to put the same information side by side, even if the quotes look very different.

Who moves the furniture and coordinates the work?

Ask who your contact will be, how you will hear about changes and when someone needs to be at home to let workers in. Check what must be ready before the start date, such as doors or fittings being delivered. Say which rooms you need to keep using.

Agree who moves heavy furniture, protects the floors and clears up at the end of the day. Ask how you will inspect the finished work together and whom to call if something needs attention afterwards. If insurance or a guarantee is mentioned, ask for the document and which work it covers.

What happens if extra work is needed?

Check whether both totals include VAT. Ask which rate has been used and whether a reduced rate depends on conditions that have yet to be confirmed. Do not count a tax saving as certain simply because it appears in one offer.

Ask how extra work would be handled if, for example, damage is found behind old tiles. Would you receive a description and price before agreeing to it? Also check when payments are due and how long the quote is valid. These answers help you judge the offer alongside its price and the company’s completed work.

Six questions before you choose

  • What is left out of the price?
  • Which fittings and finishes are included?
  • What might only become clear when the old fittings come out?
  • Who will keep me informed?
  • How will I agree to any extra work and its price?
  • Who do I contact if something needs attention after completion?
